We plan these homes around routines: drop zones near the door, durable upholstery in the rooms that take the most traffic, and storage designed into the rooms rather than added later as furniture.

Garden-level extensions are common here, and they change the light balance of the whole house. Layouts and finishes are chosen so the rear rooms stay bright while the middle of the floor plate — always the darkest zone in a townhouse — gets dedicated lighting.

Material selection leans toward finishes that improve with use: oiled oak, honed stone, wool, and leather rather than surfaces that record every scratch.
